How does this home buying process work?

Starting with a free, in-home consultation,  I will visit with you in person.  I will review your property, explain the process from start to closing, and answer any questions you may have.  I will provide you with a free market analysis of your home and provide you with a fair "all cash" offer. We will pay all closing costs and take care of any repairs and cleaning after closing.

What does selling my home
"as-is" mean?

"As-is" means that we purchase your home exactly the way it is.  You do not have to pay for any repairs, painting, or clean the home.  You can move out and leave any personal belongings behind.  

Traditionally with a home listing, the buyer will require an inspection. An inspector will point out any problems and/or repair needs that will need to be addressed prior to closing.  You would then have to negotiate the repairs, which would mean more money out of your pocket.​

How do you determine the cash offer amount for my home?​

We base our fair cash offer on the current market value and the condition of your home.  We will review the value of your home compared to other comparable homes in your immediate area. 

​We do take in to consideration the cost of the repairs that are needed, the time it will take to complete the repairs, clearing out the home, and cleaning the home.  You do not have to hire a real estate agent or pay any listing fees.  I will take care of everything for you at no additional cost.

How soon can I close?​

​We can close as soon as the title is reviewed by our closing attorney.  This usually takes approximately 10 days.  We can also accommodate your timeline and close at a later date that works for you.
